Property Owners Insurance

Owning one or many properties creates various insurance needs.  But deciding on what is right for your circumstances can be a challenge.

We can discuss your individual requirements and attitude to risk so that a bespoke programme of insurance can be put into place.  The principal types of insurance that a property should consider are summarised below.

We can help property owners in Bromsgrove, Evesham, Droitwich Spa, Redditch, Worcester, Warwickshire, West Midlands and further afield.

Insurance Types We Cover

Buildings

To insure the buildings against damage such as fire, storm, subsidence, flood or escape of water.

Contents

To insure your fixture and contents against damage such as fire, theft or escape of water.

Engineering

If the building has a passenger lift for example, this will require regular inspection.  This is compulsory. It can also cover breakdown of equipment, fragmentation and damage caused to surrounding equipment.

Glass

To cover damage to fixed glass and sanitary fittings.

Business Interruption

To cover lost rental income following insured damage at the premises. It’s important to consider not only how long it might take to repair or rebuild the property following damage, but also how long it might take to find a replacement tenant. Having a suitably long “indemnity period” is a key factor.

Legal Expenses

To provide legal advice and costs of pursuing or defending certain actions such as contractual or property disputes.

Directors’ & Officers’ Liability

If operating as a limited company this protects the personal assets of a director or senior employee following an allegation that they committed a wrongful act during the course of employment e.g. Health & Safety at Work, employment dispute or financial matters.

Employers’ Liability

If you employ staff to carry out maintenance work etc., you will nee this to cover legal defence costs and awards made against you arising from your liability at law for injury to your employees.  This is compulsory.

Employment Practices Liability

Usually added to Directors’ & Officers’ Liability insurance, this protects the business in the event of an alleged wrongful employment act.

Property Owners’ Liability

To cover legal defence costs and awards made against you arising from liability at law for injury to others or damage to their property arising out of your business activity as a property owner.
